Conventional Financing

Conventional financing can be a great resource for clients prepared to submit a full loan application. This includes information on the borrower and the income and expenses of the property. Common lending institution  that offer conventional financing are banks, credit unions, life insurance companies, hedge funds, pension funds, and private financial institutions. Conventional financing can be a great vehicle for a long-term hold scenario.

Typically the rates of the loans are lower than private money and are connected to the prime rate or other indexes. The loan process typically takes 45-60 days.

Private Money

Private money financing can be a great resource when conventional financing may not be the best option. Private money financing often has no income documentation,  no credit score limitations, no prepayment penalties, and are not affected by Bankruptcies and foreclosures. The loan process can take 10-14 days and as little as 3 days in certain situations.
